What is Rising Damp?

Rising damp is a specific and relatively rare form of damp that affects the walls of buildings. It occurs when moisture from the ground travels upwards through the porous masonry of the wall structure by a process called capillary action. Think of it like a sponge soaking up water from a surface.

This can happen when a property's damp proof course (DPC) - a waterproof barrier built into the lower walls - is missing, has failed due to age, or has been bridged by raised external ground levels, such as a new patio or flower bed.

Common Signs of Rising Damp

Identifying rising damp correctly is crucial, as it can often be misdiagnosed. Here are the classic signs to look for, typically confined to the ground floor:

Tide Marks on Walls

Visible damp patches or staining on walls, often with a distinct 'tide mark' that rises up from the floor to a height of about 1 metre.

Peeling Paint & Wallpaper

Moisture causes paint to bubble and flake, and wallpaper to lift and peel away from the wall surface.

Crumbling or 'Blown' Plaster

Groundwater contains salts which are deposited in the plaster as the water evaporates. These salts are hygroscopic (they attract moisture) and can cause plaster to break down and crumble.

Rotting Skirting Boards

Skirting boards and floor timbers in direct contact with the damp wall may show signs of decay or wet rot.

We focus on solving damp problems properly by identifying the cause and repairing the wall using the correct building methods. Chemical injection is not our default. Many cases labelled "rising damp" are driven by bridging, trapped moisture from unsuitable materials, salt contamination, condensation, external defects, or leaks. Our approach is evidence-led: expose the masonry, inspect and measure, allow appropriate dry-out, then rebuild with compatible materials for a durable finish.

Our Process Includes:

  1. Survey and root-cause diagnosis: We confirm what is actually driving the damp symptoms and rule out lookalikes such as penetrating damp, condensation, and plumbing leaks. We check external ground levels, bridging, drainage, defects in gutters and downpipes, and salt contamination that can cause persistent "damp" readings.
  2. Expose the wall: We remove damaged plaster and affected joinery where required, back to sound masonry. This removes salt-contaminated material and allows a reliable inspection of the wall fabric.
  3. Dry-out and verification: Where drying time is needed, we implement a practical plan to stabilise conditions (ventilation and airflow improvements, humidity control, and targeted dehumidification where appropriate). We then check moisture levels over time so the repair approach is based on evidence, not assumptions.
  4. Correct building repairs: We select the most suitable system for the property and the risk:
    • Breathable lime plaster: Often the correct choice for older solid-wall buildings where breathability matters and cement-based materials can trap moisture.
    • Cementitious tanking (where appropriate): Used in areas such as below-ground spaces or retaining walls where water ingress risk and pressure are genuine. Applied as a complete system with correct detailing.
    • Mechanically fixed boards with spacers: A lining approach that avoids direct contact with damp masonry, maintains a separation (air gap) and reduces moisture transfer into internal finishes while allowing controlled airflow.
  5. Finish with compatible materials: We complete the wall with materials that suit the chosen system and provide clear guidance for redecoration, including suitable paints and realistic drying times. The aim is a durable, long-term result, not a cosmetic cover-up.
